First, you must secure (or have) an owner-occupied property with a re-advanceable mortgage.

What is a re-advanceable mortgage?

This mortgage is one where, as you pay down the balance on your principal, the line-of-credit room is released, so you can “reborrow,” or readvance, that money back out. Securing a re-advanceable mortgage that allows you to do more than one Lump Sum (prepayment) per year is critical. RBC and National Bank allow only one lump-sum payment per year, making solutions insufficient. TD, Scotia, CIBC, and BMO are good contenders here, but the Manulife One solution is at the top of the list.

Can I not use my existing HELOC?

If you do not have a re-advanceable mortgage, you will quickly hit a roadblock and max out your tax deductions without fully taking advantage of the cash-damming rental solution.

Second, you must have (or buy) a rental property in your name. This only works if the property is in your name because if it were in a corporation and you were to funnel the revenue from the property to yourself, you would have to claim this revenue as income.

Third, you must separate your bank accounts for your rental property and the rental income used to pay down your personal mortgage. By creating a dedicated account for your rental property expenses and a separate account for any revenue, you can provide a clear trail of cash flow for your accounts to file taxes at the end of the year.
